Purpose
1. Finish Alhambra house rehab and sell to give $305,000
from proceeds to Rich Wassall II and Alyce B. Wassall, or surviving spouse, to
obtain their collective half share of inherited Burbank house, making Brant
Wassall the full owner.
4/29/2025 Found buyer. Began kitchen remodel to match selections of buyer. Both ceiling lighting & bathroom tiling to be finished.
2. Finish St. Louis house rehab and sale to divide proceeds equally between Brant Wassall (half share) and Rich Wassall II and/or Alyce B. Wassall (half share, collectively) after deducting shared costs of maintenance, administrative and rehab costs to clear code enforcement issues, make repairs, mitigate ongoing damaging threats and increase sale price,. Any contents of St. Louis house that does not have an agreement for division between beneficiaries will be sold at an estate sale, donated or disposed of. Any proceeds from sale of house contents will be divided equally between beneficiaries of the “Trust.”
Any receipt from donation of property will document half the value of the donation from each individual or collective beneficiary and a receipt will be provided to each. Cost of transportation, risk of loss, damage or liability of any house contents will be the sole responsibility of the agreed beneficiary to be paid out of his/her share of inheritance or separate payment.
3. Provide a final accounting of any remaining houses or items disposed between beneficiaries.
Plan
1. On Saturday, April 12, 2025, I contracted with Richard Ponce, CPA, to work on taxes for mom where previous CPA left off.
I had a follow-up meeting on Saturday, April 26, 2025 and subsequent meetings to be arranged.
2. Brant Wassall has voluntarily suspended his employment years ago to focus on handling and distributing the “Trust” of his mother, Dorotha Wassall. He is earning a Full Stack Web Development Certificate at St. Louis Community College to increase employment marketability to include computer web design courses, mainly to better accommodate any negative consequences of his tinnitus that may hinder his return to teaching employment and save costs for DW Trust administration via web, web advertisement of Alhambra, St. Louis and Burbank houses for sale. Brant has solely provided for this educational expense. Brant has completed 3 courses with “A’s” in Fall Session 2024, finishing 2 courses with “A’s” in Spring Session 2025 and has one remaining course needs finishing either on-line or in-person in Summer Session 2025, 6/9-8/3/2025.
3. Electrical receptacles in Alhambra house are all finished. Lighting and switches are all wired with only remaining connections to make in junction box and subpanel. Planned completion by end of May 2025.
In June 2025, repair subfloor, install water leak detector, repipe and repair plumbing
for inspection of Burbank house to remove any code enforcement issues.
4. St. Louis Community College Summer Session: June 9 to August 3, 2025.
5. Return to St. Louis sometime in June, depending on progress with Alhambra house. I plan to sell Alhambra house before departure or during summer 2025 and pay Rich $305,000 in Fall 2025 for Burbank house without deducting maintenance, code enforcement changes or improvements after 2021, prohibiting any major, unforseen circumstances delaying timing. Plan to finish recessed ceiling lights, switch connections and install new lighting fixtures in St. Louis house.
6. Dennis Wildman, local St. Louis county construction worker employing a crew and performed excellent structural bracing of basement sliding doorway and sistering of joists from plumber damage in the 1990s, agreed in fall of 2024 to put me on his “wait list” that requires at least 8 months to begin my plumbing sometime in June, just before permit needs renewing on July 7, 2025. Plumbing, electrical and framing inspection will
be called in before that. Basement exterior wall insulation and drywall on all walls will be installed afterwards. Drywall will also be replaced in upstairs bathrooms. Drywall will likely be done by Chris McConnell and myself.
7. In summer 2025, install basement vinyl flooring and bamboo flooring on first floor of St. Louis house.
8. In fall 2025, sell, distribute, donate and dispose of remaining contents of St. Louis house. List and sell St. Louis house and divide proceeds as previously discussed above. Final $5000 payment to Rhymes Heating and Cooling for new HVAC system and ducts will be made before or from proceeds of house sale. At that time, I will be without a house fit
to live in and will have to arrange for temporary housing in or around Burbank while that house is being rehabbed, with the addition beginning at a later date.
9. December 2025-January 2026: finalize any remaining money distribution after payment of any unpaid bills or taxes for “Trust.”
